This lovely residence is comprised of two separate living areas with dual kitchens, 4 bedrooms (with TVs in every bedroom), 3.5 baths and fantastic spacious living and entertaining spaces indoors and out. There are 3 kitchen areas with two on the top floor and an outdoor BBQ/bar area downstairs. Just outside, you'll find a new BBQ grill and fire pit, perfect for enjoying time under the bright stars of the Texas skies!

Downstairs is the perfect entertaining area with a built-in Bar for entertaining, BBQ, dart board, 2 flatscreen TVs, ping pong table, foosball table and game room, a spacious outdoor fire pit, all within a few steps to the lake. Enjoy dining outside or indoors under cover, while watching the sunsets and lovely lake-views. In fact, the entire downstairs opens up to the lake, so be sure to take advantage in good weather!

OUTDOOR AMENITIES & ACTIVITIES -
Canoes, Paddle Boards and splash pad available to use. Two jet ski spots are open on our dock. Rent a pontoon boat or jet-ski at Splash Boat Rental 325-388-5000 and tie-up or use the hydro-lift on our dock. Book in advance during summer season. Boating is made easy via the private boat ramp for the neighborhood, very conveniently located just one street over from the home. Additionally, you'll have access to the hydraulic lift on property for a ski boat, or can tie up easily via the stainless steel cleat tie-up for a Pontoon boat. The home is on open water on the widest section of the lake, making boating a breeze.

As an added bonus, there's a state-of-the-art organic bug spraying system around the home and dock as well. The system sprays nightly and should keep the bugs away so you can enjoy your time in the lovely outdoors surrounding the home!
