House Rules
SANDS TOWN HOUSE is in a relaxed, quite, beachside location. The neighbours know us well.
Primary guest
The primary guest (in who’s name the booking is) must be present through the entire rental period and should be 25 years or older. If you don't intend to stay at the house please do not make a booking.
Number of occupants
The number of occupants must not exceed six (6), whether adults or children.
No commercial use or functions
The house is not available for private functions nor commercial activities. Guests may be asked to leave and will not receive any refund if this condition is breached. The total number of people at the property at any time should not exceed ten (10) and at least 4 of those people (visitors) must leave before bedtime. If you plan use of the house for any reason other than rest and relaxation please let the owner know and gain agreement prior to booking.
No smoking
Inside the beach house is strictly non-smoking.
Animals and Pets
We do not accommodate pets.
Use of Sports Equipment Provided
Please enjoy any equipment provided, but note such use is undertaken at your own risk. Please operate and store the equipment in a responsible manner.
Special needs
The building is not specifically designed for special needs, however it is a single story and suits many people. Please discuss your requirements to establish if the building suits your needs before sending payment.
Payments
Access to the property will only be granted if we have received payment in full.
Arrival and Departure
Check-in is not available Sundays or public holidays, unless agreed with the owners and managers. Check-in is usually 3-5 pm. Checkout is by 11 am. Please follow instructions provided regarding key collection. Lock all doors and close all windows before returning the keys. Early check-in or late checkouts cannot be guaranteed but may possible, at the discretion of the manager.
Personal property
The owners and managers cannot be held responsible for loss, damage or theft of your personal property. Please take reasonable steps to protect it. If you leave something behind, you might need to contribute to the cost of getting it back to you, dependent on what’s required.
Essential services
Please report problems to the manager immediately and every effort will be made to have such occurrences rectified as soon as practical. The owners and managers cannot accept responsibility for failure of, or interruption to, utilities, essential services or appliances.
Privacy
Any personal details we obtain will be maintained only for the purposes of managing our direct interactions with you. We will not release any information to third parties, unless required to do so by law.
Indemnity
We provide complimentary access to the internet, but accept no responsibility for anything you may download whilst using it. You indemnify the managers and owners against responsibility or action (legal or other), due to any actions, incidents, loss or injury during your stay.
Additional Fees
Management fee - $100/week
Property manager will meet guests, give tour of home, coordinate setup, answer questions, etc.

We enjoyed our time here and it was a great location with kids near an awesome playground and library. Also having Joedy's down the street (breakfast spot) and a few other venues easy to walk to including the grocery store was awesome. Loved taking the boats/ferry to get around. I think the highlight of the house was the deck off the living room to enjoy a glass of wine or have dinner outside with the family while watching the bats in the evening. Host offered some great suggestions as well, would definitely consider staying there again if we find ourselves using Brisbane as a home base.”

We had a lovely stay in Brisbane. The location is perfect, situated directly on the Park. Sitting out looking through the trees was very relaxing. And everything you need is just around the corner. Well supplied and fun layout of the apartment, we completely enjoyed ourselves and would love to use in future when we need a base in the city. Staff managing the apartment were also very lovely. ”
